FAQ:

Why $199 and $199? Can't you do a deal with me? We have found this is the lowest we can go and still give you the service you require to rent your property in these hard times.

How long will it take to rent my place? Currently the state of the economy is created really weird unknowns in the rental and sales markets so we cannot guarranty a rental time. However, a rental will always depend on three things: area, condition and price. Here are some averages.

  • Houses non-inclusive: 1 week to 1 month (mostly depends on area)
  • Low-rise inclusive: 2 weeks to 1 month.
  • Low-rise or Multiplex non-inclusive: 1 to 3+ months.
  • High-rise inclusive: 1 to 4 months.
  • Commercial: 1 week to 4 months (depending on size and location)

What we are finding is:

  • Houses are undergoing a rental boom and you can pretty well have your choice of tenants (plenty of calls).
  • Low-rise that is inclusive and in a good area is renting pretty good if it is in TOP condition.
  • High-rises are slow as there is so much choice in the price ranges buildings are asking.

What are the hot areas of Windsor/Essex? Houses in the East-Side (50% calls), Lasalle (15% calls) and South Windsor (20% calls). Low rises along the river (about 80% calls for apartments). High-rises that are good view of river or renovated are high-demand only.

Let's say they are calling a sign that is a 2 bedroom house but in fact they are looking for a large 3 bedroom. We can direct them to the correct property that meets their needs. This cuts down on unnecessary showings and wasted time for the potential tenant and saves your time showing a property that doesn't meet their needs. This is an MLS type system and a tenant can also see many properties in one day. This method is valuable because a potential tenant is going to look at up to 10 properties average before making their decision. We would rather it be one of our clients getting the rentals.

     

How the Process Works (what we do for YOU):

  1. Come out to your property and do a rental assessment and show you how we can help you.
  2. Go over the terms with you.
  3. Photograph the property.
  4. Place the sign on the front of the property.
  5. Collect the $199 + GST fee by either cheque or cash.
  6. Create a Kijiji Ad (which will reach 66% of the potential renters looking for your property).
  7. List the property on our website.
  8. List the property in the next issue of the magazine and 2 more consecutive issues.
  9. Receive calls on the property and screen out calls where the property does not meet their needs.
  10. Schedule showings.
  11. Show the property.
  12. If a tenant wants the place we begin further screening including background checks and proof of income letters. Credit checks can be run at the expense of the Landlord.
  13. A lease is negotiated.
  14. A lease is prepared and executed.
  15. Rental deposits are collected from the tenant.
  16. We will redirect the rental amount to you minus a $199 + GST fee.
  17. The sign is collected.
  18. You take it from there.
